What does the demolition cost depend on?
- The size of the old house and what it is built from.
- Asbestos: homes built before the 1990s can contain it, and a licensed removalist must take it out first.
- Disconnecting the services: gas, power, water and sewer are cut off or capped before the house comes down.
- Access for machinery, trees and anything else on the block.
Which permits does a knockdown rebuild need?
A building permit for the demolition, issued by a registered building surveyor, then a building permit for the new home. Demolishing more than half of a house, or any part of a street-facing facade, also needs the council’s report and consent (Section 29A). A heritage overlay can mean a planning permit as well.
What does the new home cost?
The same as any new Oakview home: on average $15,000 to $16,000 per square including GST, so a 25-square home is roughly $375,000 to $400,000. Work it out with our rough cost guide, and see what moves the price of a new home.
What else should you budget for?
- Somewhere to live from demolition to handover.
- The site works the soil test and survey turn up, such as a deeper slab or removing fill.
- Fencing, driveway and landscaping if they are not in your contract.
